SHELBY — The Milliron Foundation has acquired 19 Mansfield Ave. in Shelby and will redevelop it into apartments, the Shelby Community Improvement Corporation announced Tuesday.

The redevelopment will include extensive renovations over the next three years, transforming the building into approximately 24 market-rate residential units, including a mix of one- and two-bedroom apartments.

Once complete, the project will expand housing options and support long-term economic growth.

“We are thankful to continue making investments in projects that will have a lasting impact on the future of our community,” said Karl Milliron, COO of the Milliron Foundation.

“This project reflects the type of intentional investment needed to strengthen downtown and create new opportunities for Shelby’s future.”

While led and funded by the Milliron Foundation, the project directly supports the Shelby CIC’s broader vision to reinvigorate downtown, increase housing availability, and return underutilized properties to productive use.

“This project represents exactly the type of strategic investment our community needs,” said Cody Albert, president of the Shelby Community Improvement Corporation. “Market-rate housing is critical to supporting workforce growth by attracting new residents and sustaining our local businesses.

The transaction was made possible in part through the cooperation and support of the seller, Randy Sampsel, along with the expertise of Dzugan Real Estate, whose partnership played a key role in bringing the deal to fruition.

His efforts underscore the collaborative efforts that continue to drive meaningful progress in Shelby.
