SHELBY — Five new residential lots on Shelby’s east side are a few steps away from development.
Shelby City Planning Commission on Tuesday approved the final plat for a future subdivision along East Main Street.
The project is being led by property owner Kevin Lamb, who also owns Lamb Builders.
“What he (Lamb) wants to do is subdivide this (one large parcel) into five different parcels, so he can build five different doubles,” said Joe Gies, Shelby project coordinator.
Gies said Lamb is currently in the process of building one of the units, but can’t begin construction of the remaining four until a few more boxes are checked.
“There’s a whole process in our subdivision regulations to make sure that they’re a certain size and a certain depth,” he said. “You’ve got to calculate how much roof space you’re putting in, driveways and so forth.”
Each unit must have its own sewer lateral and water line, something that has already been approved, Gies said.

Next steps for Lamb subdivision
The next steps for construction to continue include approval from Shelby City Council during its upcoming meeting Sept. 3.
Pending City Council’s approval, Gies said the plat will then be sent to the Richland County Auditor’s office for the parcels to be entered onto its GIS mapping system.
From there, the plat will go to the county’s recorder.
Gies said he believes Lamb intends to sell all five doubles, providing new housing options for those seeking to reside in Shelby.
“We are definitely running out of (residential) lots,” Gies said. “Five doubles will definitely help.”
The next meeting of the Shelby City Planning Commission is scheduled for Sept. 24 at 7 p.m. in the meeting room at City Hall, 43 W. Main St.

In other action Tuesday, Shelby City Planning Commission:
— approved a conditional zoning certificate for Ignited at 19 W. Whitney Ave.
— approved recommending proposed subdivision regulations, as presented to Shelby City Planning Commission, to Shelby City Council.
— approved recommending a zoning amendment for zero lot lines to Shelby City Council.
