120 Sturges Avenue, formerly a medical complex, served families in the Mansfield community for over 60 years.

However, with more hospitals coming to the area, doctors found new spaces and left the building. Although the building dynamic has changed over the years, the structure itself has never lost its charm. 

That charm is what excited the new owner, Stephanie Zader, realtor and investor specialist for eXp Realty, the most. She purchased the property in March, wanting to make it an affordable space offering private single offices, as well as private multi-office suites. 

The most exciting thing about the building, Zader said, will be the co-working space. 

“I know we have a couple of them here in town but if you go to Columbus or Cleveland or Akron and some of the bigger cities, they have several options for people, so I’m really excited about that,” Zader said. 

Part of the St. Pete’s District, the building sits in a convenient area near all of the state routes, making it easy and quick to get to Crawford, Knox, Ashland and Morrow Counties. Plus it’s right by the hospital and near downtown.

Zader and her team immediately began the process of renovating the building after their purchase. So far, these renovations include: painting, repairing the nearly 13,0000-square-foot roof and adding LED lights throughout the whole building to make it more energy efficient. 

With a 40% occupancy rate currently, Zader said she hopes to reach 100% after fully renovating within the next 18 months. 

As renovations come along, Zader said a crucial aspect to making the building a success will be allowing the Mansfield community to be part of the conversation. In an effort to do so, she plans on having community cleanups, hosting community events in the building and participating in neighborhood watches to hear about concerns that people have for the neighborhood.

“I think that we need to make sure that we’re including people,” Zader said. “I want to make sure that we’re allowing the community to be part of the conversation. A part of building this. It creates pride in your community when you get to be a part of things. So, that’s the goal.”
