In April 2020, Focus Property Group made a goal to have renovations for 120 Sturges done in 18 months. Today, they’re happy to announce that the project is close to completion in just a little over 12 months.
“We are in the process of our last two (renovations),” Stephanie Zader said. “We’re finishing up one this month and then we’ll be starting the next one right after that’s finished. So we will be finished with renovations probably by the end of June.”
The building, part of the St. Pete’s District, sits in a convenient area near all of the state routes, making it easy and quick to get to Crawford, Knox, Ashland and Morrow Counties. Plus it’s right by the hospital and near downtown.
Although stressors such as the pandemic and personal struggles certainly took their toll as it did for many in 2020, Zader persevered and kept the project going. Her team immediately began the process of renovating the building after their purchase in March 2020.
Renovations on 120 Sturges included painting, repairing the nearly 13,0000-square-foot roof, adding LED lights throughout the whole building to make it more energy efficient and more.
Ten suites are located inside the building. Before renovations began, it was only 40 percent occupied. Now the building is at full capacity and Zader has clients on a waiting list.
Additionally, a meeting space will be opening in the downstairs suites for current 120 Sturges occupants and public use.
“We have seen a need for meeting space consistently throughout our ownership and we thought it would be a nice addition to the building with having the businesses upstairs,” Zader said. “The space can be reserved by current occupants of 120 Sturges, as well as by members of the general public. I think there’s a need for that—a space where people can just get together for a quick meeting, hold a training session, etc..”
Zader worked with several contractors and credits them for getting the project wrapped up earlier than projected. Those contractors include Absolute Assurance Restorations, Unique Services, Purdy Construction, Taylor Steamer, RFME Insurance Company and Focus Property Group.
After the success of 120 Sturges, Zader wants to continue to help the Mansfield community with the overwhelming need for new office spaces.
“We’re always looking for our next project and we have decided that commercial space is where we want to be,” Zader said. “Commercial office space is our niche, so we’ll grow that waiting list and try to fill that need as quickly as possible.
