MANSFIELD — Mansfield Memorial Homes plans to sell its assisted living facility.

“The situation we’re in is the board determined that the skilled nursing business and assisted living are very difficult businesses in this (business) climate,” Mansfield Memorial Homes CEO Martin Tremmel told the Mansfield Planning Commission Tuesday.

“So, they are selling those. We have sold the assisted living facility effective October to ALS Assisted Living. The skilled nursing facility is what brings us before the commission, as it’s in the process of being purchased by an entity called JAG Healthcare.”

The commission approved a lot split for the facility, clearing a path to sell its assisted living facility.

The commission’s action allows the Robert Sturges Memorial Homes Apartments and skilled nursing facility to sit on different parcels.

“The location of the actual building is 55 Wood Street,” Mansfield zoning inspector Marc Milliron said.

“The separation will involve parking, rear yard setbacks and fire separation considerations. This meets the minimum lot width requirements and lot coverage percentage,” Milliron said.

Tremmel said the building already follows fire separation guidelines, as the apartments and skilled nursing facility have locked doors between them.

City zoning codes traditionally require a 25-feet minimum separation between buildings. Milliron said the lot split results in a five-foot separation at the south end of the building and zero feet to the east, as it shares a wall with the four-story apartment building.

Mansfield Memorial Homes consists of the 25-bed Conard House Assisted Living, 66-bed skilled nursing facility and 136 independent living apartments between two buildings.

JAG Healthcare is an Ohio-based skilled nursing provider with multiple locations throughout the state, including Mansfield and Shelby. The 66-bed facility at 55 Wood St. also features a therapy room and outdoor courtyard for residents.

Also on Tuesday, the Planning Commission welcomed Realtor Jeffrey Schultheis, who owns Connection Space and Senior Transition Pros, to the board — recently appointed by Mansfield Mayor Jodie Perry.

The commission also granted a rehab appeal extension to Steve Kopp for 655 Bowman St. The new deadline for completed work will be July 28.
