The real estate market has seen its fair share of ups, downs, and re-evaluations since the bubble in valuations burst in 2008. Buyers and sellers alike suffered losses and the industry itself scrambled to maintain a sense of control. As in any market aiming at recovery, sometimes a shake-up is just what is needed to recapture or redefine your position on the playing field of success.
Jerry Holden, owner of The Holden Agency, located at 28 Avenue West in Mansfield, believes the key to his position on that field is “all in the approach”. Formed in 2013, The Holden Agency looks to redefine the atmosphere of real estate, and create a new and exciting experience for commercial and residential markets. Holden has been at the forefront of the real estate industry since 2005, completing transactions throughout Ohio from Cleveland to Cincinnati.
“It’s all about lifestyle, tailoring the needs of the client and collaborating as a team. The end result? Optimum customer service and buying experience,” said Holden.
What clients can expect from The Holden Agency, according to Holden, is a unique approach to client care beginning with the agents themselves. The creation of a non-competing, and team-focused sales group builds the foundation of superior service and shared success throughout the agency.
“Every sale is everyone’s success,” said Holden. “We are an agency built on relationships, from the agents to the clients. Partnership is number one.” Holden believes his agents are able to provide services specifically tailored to individual client needs. With integrity-based transactions, the customer, Holden added is the primary focus.
The agency is leveraging technology and social media in order to give maximum exposure to sellers and great search tools to buyers. “Every agent is equipped to serve a client’s individual needs and taste; it’s all in the details. Not only do they have iPhones, each agent has an iPad, giving him and the client access to any listing, any property, anywhere that may fit the needs of any given client,” said Holden.
The vision Holden sees in the real estate market and the trends surfacing are what he has used as tools to chisel the unique foundation in his company. “The market is recovering from the 2007-2008 recession. We are seeing a median increase. From a listing standpoint there is a decline, that’s understandable. The holidays are approaching. The market is still moving.” Holden added, “A lot of good things are happening, local municipalities are improving infrastructure that in turn helps everyone. That will spur economic development. I see it improving, I don’t see it spiking. Rather we should see steady improvement, steady growth.”
Trends such as house staging are dominating the industry according to Holden, helping to motivate both buyer and seller. “Staging is huge, enabling the buyer to envision themselves in the home benefits everyone. The buyer sees – or doesn’t see – himself in a particular home. The process is made so much easier by staging.”
Holden believes his agency’s unique approach to service is a benefit to both consumers and the industry as a whole. “I believe consumers will embrace it more and more. People like services tailored. The personal touch goes a long way with customers; they appreciate knowing you [the agent] care about finding a home that fits their needs, their lifestyle. It’s the way things are going. Understanding how a family functions, that is what The Holden Agency is working on now and into the future. Personal touches, the answers are with your client, you just need to find them,” said Holden.
In many cases, the right home may not even be on the market. Over the years, Holden has become a specialist in what is called a “pocket listing”, where a home is sold without ever seeing a “for sale” sign in the yard. Clients value this service, according to Holden, because it provides another avenue to customize services to the needs of a buyer or seller.
Holden looks forward to serving the community and believes his agents possess the skills, knowledge and desire to fulfill the needs of homebuyers and sellers in every in every price range.
“The Holden Agency is a complete service agency. It has a full time advertising department, full time photographer, and relocation director. We have the ability to assist people seamlessly in almost any situation. With customer satisfaction our main priority we utilize a strong network of contacts, tailoring every interaction to the needs of the client. If need be we will move from North Central Ohio across the county to work with another real estate professional that has a broad knowledge of the area a client is looking to move to.”
Holden added another unique trait that sets The Holden Agency apart from traditional brokerages is they have a vast knowledge of financing options available to buyers. “Everyone’s financial situation is different and we have the expertise to help find our clients the best option that fits them. At the end of the day it’s all about the client,” said Holden.
“A lot of good things are happening, local municipalities are improving infrastructure that in turn helps everyone. That will spur economic development. I see it improving, I don’t see it spiking. Rather we should see steady improvement, steady growth.,” said Jerry Holden.
